Project
An existing three storey office block (with three stairs) to be converted into residential apartments.

Challenges
Smoke ventilation was needed for fire service operations in the common corridor to the apartments. However, there were issues due to the escape stairs at each end of the corridor, in addition to the cost of fire rated smoke shafts from the corridor to the outside of the building.

Solutions
Innovation Fire Engineering identified a route for smoke to pass from the common corridors to the outside of the building. A single Automatic Opening Vent (AOV), linked to smoke detection within the common corridor, would open in conjunction with the relevant cross corridor fire doors to create a route for the smoke to leave the building.

Our bespoke fire strategy reduced the cost of the project, as the fire rated smoke extraction shaft was not required. In addition, the automatic smoke control system was considered to be an enhancement to the manual vent that the standard guidance recommends.
