A new-build, multi-storey office building with basement car park levels located on Wellington and Aire Street in Leeds City Centre. The building consists of 12 storeys above ground and two basement storeys, with an atrium spanning from ground floor to Level 5.

Innovation Fire Engineering provided detailed analysis of the means of escape to determine the maximum occupancy that could be accommodated on the outdoor terrace. Additionally, performance-based smoke control systems were designed for the atrium, fire-fighting lobbies, and basement car park levels to meet life safety criteria.
