An open plan flat
In the latest BS 9991 guidance on open plan flats, there is a maximum size of an open plan flat before the kitchen needs to be enclosed. The implication of this change is any open plan flats larger than this size, would now need the kitchen to be separated from the rest of the flat with 30 minutes construction and an FD30S fire door. This recommendation seems to be in conflict with flat owners who want an open plan arrangement for the communal areas within the flat.
Innovation Fire’s alternative
However, BS 9991 is a guidance document showing only one way of achieving the functional requirements of the Building Regulations. Innovation Fire Engineering have developed an alternative fire engineered approach which allows the kitchen to be completely open whilst still meeting the functional requirements of the Building Regulations. Our innovative approach allows us to demonstrate the acceptability of having the kitchen area open in a flat by using Computational Fluid Dynamics (CFD) modelling to justify the alternative design. Therefore, if you want to benefit from not having to enclose the kitchen in an open plan flat, please contact us to discuss how we can assist you.
