The proposed refurbishment of Edinburgh House was a mixed use development consisting of hotel accommodation, open plan offices, retail units and a basement car park. The client wanted Innovation Fire Engineering to develop a fire strategy for the proposed design which would maximise the amount of rentable space available and allow a staircase to be shared by different occupancies.
We examined the ‘worst case’ fire scenarios and utilised a fire engineering approach to allow the removal of three protected lobbies throughout the building to increase rentable office and retail space. Additionally, we were able to remove a smoke control system from one of the staircases.
Innovation Fire Engineering took a proactive approach to the fire design and optimised the amount of fire resistance and fire doors within the project. We recommended a phased evacuation procedure to limit business disruption in the event of a false alarm.
Through an ‘L5’ fire engineered alarm system and strategic fire resistance, we were able to produce a safe building design, which also fulfilled our client’s design specifications and provided them with significant cost-savings on the project.
